From our experiences in the property market, we have learnt that many vendors want to take more involvement in the sale of their property whilst many buyers want as much information about a property before they put aside time for a viewing. Unlike many other agents, both our sales options include regular marketing updates so that you can have as much involvement as possible and a dedicated account manager so you are able to keep consistency throughout your sales process. Further to this, our fixed fee option allows you to complete all your own viewings giving you maximum involvement in the process of selling your home. Similarly, all our services include a floorplan as standard because often buyers will not search full details of a house unless a floorplan is included.

Selling a property can be a stressful and time consuming process. To make this easier, Marlou Property will allocate you with a dedicated account manager from the very beginning. This will be the person who initially comes out to your home to conduct a valuation, manages the day to day sales process of your property and for who you will be given direct contact details so you can speak to them when you need to about your sales transaction. In addition to this, we have done everything possible to make the process of selling your property simple and stress free and as you can see below, selling your property with Marlou Property couldn’t be simpler.

1. Market Valuation & Appraisal

One of our property experts, who will also be your dedicated accounts manager, will visit you at your property, with no obligation, to conduct a current market valuation of your property. They will also offer expert advice on techniques to maximize the sales potential of your property and discuss with you the sales options we have available and help you decide which option will suit your needs best.

2. Instruction

Once you have chosen the sales option that is best for you and an asking price has been agreed for your property, your dedicated account manager will take some marketing details about your property, including room sizes and photographs, ready to produce a sales brochure for your property and get your property marketed.

3. Marketing

Your dedicated account manager will market your property across all the major property advertising websites including Rightmove, Zoopla and the Marlou Property website. A For Sale sign will be placed at your property to advertise it to passersby, and to make it easier to find for future viewings, and we will advertise your property to our ever increasing contact list of identified buyers as well as conduct a social media campaign to advertise your property.

4. Enquiries & Viewings

Our team at Marlou Property will receive all enquiries about your property either electronically or by telephone and at this stage try to determine their position, thus saving you wasted viewings. Dependant on the service you have chosen, we will then either arrange a good time for you to conduct a viewing with the potential buyer or for your dedicated account manager to accompany the viewing.

5. Communication

Throughout the sales process your dedicated account manager will continue to keep you informed of the sales process of your property. We will contact you every 2 weeks to give you an update on how your property is performing and review the asking price to ensure that your property is placed in the best possible position in the current marketplace. We will also continue to promote your property through online advertising and social media campaigns to gain you the maximum amount of exposure.

6. Offer and sale

Once we have an offer on your property, we will bring it to your attention and one of our skilled negotiators will work hard on your behalf to get the highest possible offer. We will financially check, and chain check, every offer so you have all the information you need to make the right decision.

7. Sales Support

During the Market Valuation & Appraisal stage your dedicated account manager will have discussed with you conveyancing and your solicitor, giving you suggestions of solicitors we recommend. Once you have accepted an offer on your property we will contact both your solicitor and the buyers and pass over the details of the sale to get the legal process started. We will then continue to be involved every step of the way throughout the process, liaising with solicitors, your buyer and yourself to ensure you experience a smooth trouble free transaction.

8. Completion

At the completion stage, we will arrange the handover of keys, in person, to your buyers and thank you for your business.
